- 1998 population of Coffee and seven contiguous counties = 351,433;
- Within 40 road miles are located three colleges and universities; one community college and three state technology centers.
B. LAND USE FACTORS
- Outside of city limits with countywide zoning;
- On-site easements includes internal roads and building set backs;
- No 100 year flood areas;
- Elevations vary from 992 to 1060 feet;
- Seismic Rating 1 (American Standard map);
- Site studies include:
Phase I Environmental Assessments as required,
Jurisdictional Wetland Permitted – EMPE, Inc.
- Site development has not adversely impacted any threatened or endangered species;
- Site development has not impacted any cultural resources;
- Coffee is classified “Attainment” for all air quality parameters.
C. TRANSPORTATION
Roads
- US 41 adjacent;
- I-24 adjacent.
Rail
- Not planned as a rail site;
- Caney Fork and Western Railroad (shortline) is located 5 miles west;
- CSX mainline 15 miles southwest at Tullahoma.
Air
- Tullahoma Regional Airport (5,000 foot runway) 15 miles southwest;
- Nashville International Airport 65 miles northwest via I-24.

D. UTILITIES & SERVICES
Water
- Water service provided by the city of Manchester which is supplied by the Duck River Utility Commission (DRUC);
- DRUC operates a water treatment plant with a design capacity of 7.5 MGD which presently pumps 5.0 MGD;
- A 500,000 gallon elevated storage tank on-site.
Wastewater
- Manchester operates a wastewater treatment plant with a design capacity of 3.4 MGD which presently receives about 1.5 MGD;
- 1 0-inch gravity line service serves the park.
Electrical
- Duck River Electrical Membership Cooperative can provide electrical service from two 161 KV sources;
- The on-site 161 KV substation is designed to utilize a mobile space transformer with energized transfer capability;
- TVA 161 KV transmission line 2.5 miles northeast
Natural Gas
- Elk River Public Utility District maintains an 8 inch high pressure gas line along Highway 41, a 6 inch high pressure line along AEDC Access Road and a 4 inch high pressure line throughout the park;
- East Tennessee Natural Gas (Duke Energy) has a 12.75-inch transmission main south of the site.

- Contract services available from BFI and Waste Management.
